Booking Terms and Condictions

BOOKING
An advance payment of 100% of the cost of one month rental, as a Security Deposit, must be paid at the time of booking.
No contract with us will exist until we have received the advance payment and your signed Booking Confirmation, specifying the period of your stay and if you are a student the school you will attend, and we have subsequently confirmed your booking.
Should you later cancel, cancellation charges will become payable as stated below. We reserve the right to refuse a booking if we experience that candidate tenants disregard moral and ethical principles, or if their behavior conflicts with our philosophy of polite and constructive international relations. It is understood that this contract automatically expires at the end of the period stated on the Booking.

PAYMENT OF THE BALANCE
The balance due, as reflected on our Invoice, must be paid directly to I.C.I. 30 days before your arrival; in case you are a student and the selected school is on our list, you can pay the Administration Office of the selected school.

ALTERATIONS AND CANCELLATIONS BY YOU
If you change your dates, this becomes a new Booking.
Your advance payment is subject to the cancellation conditions stated below.

ALTERATIONS AND CANCELLATIONS BY US
Though it is unlikely we will have to make any changes to confirmed arrangements, it does occasionally happen and we will advise you at the earliest possible date.
If, for any reason beyond our control, we are unable to provide you with accommodations at the property you have booked, we reserve the right to transfer you to a similar property.
However, if this is not possible or you do not wish to be transferred, we will cancel the booking and refund the amount paid to us in full.
We will not be liable for any further obligations or claims by you.

NUMBER OF PERSONS/REPLACEMENTS
Only those persons listed on the Booking Confirmation may use the accommodations.
( For students) If you have any specific preference on students you want to share the apartment with, you have to tell an I.C.I. operator before getting moved to any apartment.
If you come alone and not with a group you will be sharing the apartment with other students attending your Italian school.
The number of people must not exceed the number of sleeping places indicated in the Booking Confirmation.
Should the apartment owner find any violations to this clause, it is totally up to her/his discretion to ask you to vacate the accommodations.

CANCELLATIONS BY YOU
If you cancel all or any part of your booking, then we shall be entitled to keep the following percentage of the cost of your stay: 60 to 31 days before your rental period begins 50% of Your Refundable Deposit.
31 days or less before your rental period 100% of Your Refundable Deposit Cancellation must be received by us in writing.
We strongly encourage you to buy travel insurance at the time of booking to compensate you in the event you must cancel and forfeit funds.

ARRIVAL AND DEPARTURE TIME
You must arrive and leave according to times specified on the Booking Confirmation.
Please plan to provide an estimated time of arrival before your departure from home, this will help us to make our transfer service faultless.

SECURITY DEPOSIT
A security deposit is due on every property.
It will be held in a non-interest bearing account (interest-bearing only for long term rental over 9 months).
You are required to pay a Security Deposit to cover breakage or other damages, as well as metered telephone charges.
Upon your arrival at the apartment you will go over the Inventory List with an I.C.I. operator, and then you will both sign it.
Judgment regarding the condition of the property upon your departure is left to the sole discretion of I.C.I.

EXTRAS
All Payable Extras are specified on the Booking Confirmation and are due in local currency upon departure or during your stay.
Extras due in local currency will be itemized on your arrival.
Any long distance calls made from the apartment must be charged to your telephone calling card.
Meters will be read on arrival and checked during your permanence. I.C.I. will deduct any unpaid telephone charges from your Security Deposit upon departure.

BEHAVIOR
The person signing the Booking Confirmation is responsible for the correct and decent behavior of his/her party.
Should the person and his/her party behave in such a manner that is not acceptable by civilized standards, I.C.I. or the selected school, for students, has the right to ask the person and his/her party to vacate the premises.

LIABILITY
You and your party hold I.C.I. harmless from and against any and all liability arising out of or in any way connected with your use and occupancy of the apartment, including injuries, damages or losses from fire, theft or criminal activity.
I.C.I. is never liable for consequential damages.

JURISDICTION
Both the booking contract and the rental contract are governed by the Italian laws.
Courts in Rome, Italy, have exclusive jurisdiction over any claims, disputes or other matters in questions between the parties.
